Benefits of High Performance (or Green) Building
Green buildings offer improved financial performance through decreased energy and water expenditures while offering improved worker productivity, indoor air quality AND reducing legal liabilities.
As PNC Bank’s Director of Corporate Real Estate, Gary Saulson says… “It is not a question of why you would build green, the question is why wouldn’t you?”
(PNC has committed to building all of their new buildings…including branches…to meet the U.S. Green Building Council’s Leadership in Energy & Environmental Design (LEED) Standards). The PNC Financial Services Group is one of the nation's largest financial services companies with assets of $90.7 billion.

USGBC LEED 2.1 Checklist
The LEED green building rating system is the leading 3rd-party evaluation tool for verifying the environmental performance of buildings. LEED has even been licensed for use in Canada, India and Australia. Aspen Skiing Company has two LEED Certified buildings in its portfolio. LEED products are available for New Construction (LEED NC), for major remodeling (LEED CI) and for the operations of Existing Buildings (LEED EB) LEED for Homes is in development.

Selecting an Architect
Whether pursuing LEED Certification, or not, making an early decision to pursue green design is critical. Ideally the owner makes this decision prior to selecting an architect. The American Institute of Architects offers a series of excellent (and free) tools to help you find the right architect for your project. www.aia.org/cote_rfps#resources
Model Specifications
Green design impacts each of the Construction Specifications Institute’s MasterFormat categories. Green specifications may be accessed via the World Wide Web. Two good examples are provided here: www.eley.com/specs/downloads.htm (free)
